Our client is Kadans Science Partner. They invest in and develop specialist properties — spaces where science innovators can come together and foster new ideas.
We got the call at around midday on a Thursday. Squatters had broken into one of Kadans’ properties — a vacant site which was awaiting demolition.
The squatters had organised a rave, leaving large amounts of waste onsite. Moreover, they were still in the building and causing damage. One option was to obtain a Possession Order from the court, but this would be costly and lengthy. It could take up to 21 days.
To prevent further damage to the property, Kadans needed the squatters gone quickly, so they came to us.
Our brief was as follows:
The CSG team acted fast. Firstly, we obtained an urgent Interim Possession Order. Through years of experience, we knew that under these circumstances, this was legally justified. Unlike a standard IPO, which gives 24 hours notice, an urgent IPO gives squatters 2-4 hours to leave the premises.
Next, we mobilised two K9 units (dog patrols), two security officers, a manager and security supervisor to support our partner eviction company.
We regained the site at 7.30am on Friday, less than 12 hours after our client’s phone call. By 8.30am we had changed the locks on doors and windows, installed deadbolts, and fitted steel sheeting to broken windows and fire exits.
Our security officers and K9 unit remained onsite for a further 12 hours. After this, to deter and prevent further security breaches, K9 cover was provided 24/7, and we installed a battery-operated alarm system.
By using common law, rather than the court system, we gave our clients a fast, cost-effective solution to the problem of squatters at their vacant premises. It was quicker, simpler and far more affordable than instructing solicitors and going to court.
The ongoing security measures have delivered the ideal combination of deterrent, detection and prevention. There have been no further incidents.
